a6. United States. The Federal Housing Finance Agency (formed by the Federal Housing Finance Board (FHFB) and the Office of Federal Housing Enterprise Oversight (OFHEO)) publishes quarterly and monthly house price indices for single-family detached properties by using data on conventional mortgage transactions obtained from Fannie Mae and Freddie Mac. The S&P/ Case-Shiller Home Price Index is a composite of single-family home price indices for the nine U.S. Census divisions. It is based on purchase prices of single-family houses in 20 major metropolitan areas. It stretches back to 1987. Both sources use the repeat-sales methodology. Please see our full description of US indices here.

This table shows the change in house prices during a single quarter.

The figures are not adjusted for inflation, so may overstate house price rises (or understate declines).

Four quarter's house price changes may NOT sum to the annual (year-on-year) change in house prices, for statistical reasons.
